Warranty Deed

I am the trustee of my father's family trust, which was filed in Utah. My brother in Utah is buying my sister's (Texas) share and my (Idaho) share. Do I use a Utah warranty deed or a quick claim deed?

Also, for a mutual release of liability, do I also use a Utah release given that we are living in three different states?

Deeds are issued for the state in which the property is located. There are no "state" deeds, just a deed. You should use either a grant deed or a quit claim deed. The 'release' should be a stipulation and release that all agree that the distribution and assignments are fair and by mutual agreement.
