Legal Question in Landlord & Tenant Law in Vermont

I work at a Storage facility in Vermont. In the rental agreement it says,Landlord may at its option sell the goods at public auction or otherwise dispose of them if they are unsaleable. I have done all the other procedures and now need to hold the auction. Do I have to hold the auction or can I dispose of the items which look like alot of garbage . I think that statement means I have to hold auction and then dispose of whatever is left. Is this the case. Thank You

Retain local counsel for the business and do what counsel says,--this is going to be an on-going problem.
