You can only cancel such a contract within the referenced 72 hours if the sale was covered by the Virginia Home Solicitation Sales Act found at Va. Code Sec.
59.1-21.1, meaning that the buyer was solicited for the sale by the seller personally visiting the buyer at his home or over his home telephone in order to
make the sale or if the terms of the written contact include the right of the buyer
to cancel within 72 hours.
Under the VHSSA, the buyer may cancel my sending written notice to the seller
at the address listed on the contract by midnight of the third business day from the date the contract was signed.
