I am part owner of a property that my partner and I are leasing. My Partner was responsible for recruiting the tenant. The tenant has been in the property for 2 years now. In that time i have only recieved payment 3 times in two years. can I request that the tenant pay me my portion directly.

Re: partnership
Of course, but you may have to make a modification of the tenant's lease agreement to accommodate this type of payment arrangement. (And, then, perhaps, after further investigation, you may need to sue your partner for your share of rents which have never been turned over to you.)
