Legal Question in Construction Law in Virginia
Residential Roofing
My elderly mother received the
written proposal for a new roof on
her very small beach cottage. Old
roof is in very bad shape so
everything needs to come off, and
there may be rot underneath in 2
spots. He wants a 75% deposit on
this (he is very much a local and not
about to skip town). Is she being
taken advantage of, or is this a
typical % ?

It would be illegal in NJ to demand that much. I'd say no, and over 25-30%, but make sure they have a decent written agreement, with the time frame in which the work will start, and how long it will take to complete after the work commences.

I would never recommend giving a contractor more than 30% until all materials are on site and the job is well underway. That much shouldn't differ from NJ to VA.
