Deed information
Which type of deed should we use if my parents want to freely give me some real estate property they own and put if in my name? Should we do a gift deed since no moey will be exchange or should we do a quitclaim? The property is a non-mortgaged property that was passed down to my parents when my great-grandmother died. Which form would be best for our situation?

Ordinarily, unless there are circumstances that would require otherwise, I would use a deed of gift with special warranty.
The cost of having this prepared by an attorney who can advise you concerning the individual facts of your situation is relatively small, and could end up saving you money in the long run.
