Getting my wife off the deed or title

I am seperated from my wife and she left me the house in the seperation agreement. I want to refinance but she is on the title and will not sign. She has also left the countyr and is back in the UK. What options do I have? Thanks in advance

Tell your wife that you will forward a quitclaim deed for her to sign conveying her interest in the property to you or you will have to consider asking the court to have a Show Cause

action for contempt issued against her if she in fact continues to act in violation of your PSA(Property Settlement Agreement).

If she then executes the quitclaim deed, you will then need to find a new mortgage lender for the refinance as the current one will not likely approve any refinance without her name on the loan.
