Legal Question in Civil Litigation in Virginia

bad leasee bad roommate

Daughter has a roommate who destroys her belongings and has a zoo in her room which makes the place smell bad so daughters friends won't even come over. Breaks and loses daughters silverware and glasses. Denies everything and locks her room so no one will find out how many pets she has in it. Leasor won't help, we want to break lease without retribution as daughter is in college and needs clean non hostile environment. How? Please help.

Very likely, only with the landlord's approval. The situation which you've described is no where near the dire conditions which must be met to constitute what the law considers a constructive eviction which allows a tenant to prematurely terminate a lease without penalty whether the landlord agrees or not.
