Legal Question in Civil Litigation in Virginia

I am in the process of evicting my tenant for unpaid rent. he lied to his newly married wife and said he owned the house and allowed her to do a lot of remodeling (16k worth). i didnt find out he lied to her until I explnd to them both they had to leave and why. Her name isnt on the lease, can she sue me for the money she invested

Sure, she could sue you, but as long as her remodeling work was done without your provable overt or implied approval or consent, I doubt that she could prevail on such a claim (whatever the theory of her case).

As a matter of fact, her real claim(at some point) may be against her lying husband who would appear to be the proximate

cause of her damages (losses) rather than you.
