Breaking a lease due to illness/disability

My mother-in-law who lives with us and is on our lease has terminal cancer diagnosed after the lease was signed. We want to move with her to a one level house closer to my family , so we can get help in caring for her. We currently live on the second floor and she is alomost too weak to get in the apartment anymore. Do we have to pay lease break penalties?

Yes, I'm afraid you will not be allowed to move out early without paying the penalty. Perhaps, the landlord would consider allowing you to move to a first floor rental unit for the balance of your lease.
