cancel lease

i am a landlord me and a friend typed a lease agreement so she can rent my home we alreadysigned a tear lease can i leagally back out fo the lease do i have 30 days to change my mind or not

I know of no law which permits one party who has signed a residential lease to "back out" of such a lease with impunity within 30 days. However,if the lessee is your friend and its your home which is subject to the lease, perhaps, you can convince her to agree to abrogate it voluntarily.
