Legal Question in Landlord & Tenant Law in Virginia

While in college my son was renting a house with 3 other booys. The house was filthy and deplorable. Carpets smelled and dirty. Walls had dirt and markings, Kitchen was never cleaned nor appliances. Front door was broke and the list goes on. The landlord never came to do walk throughs. My won lived there for over 3 years and the landlord never came. We have received a letter from this landlord requesting 1600.00 in damages. He enclosed pictures of dirty bathrooms, dirty kitchen appliances, broken screens etc.

He NEVER took pictures when my son rented this house. Actually the house looked better when my son left then it did when he moved in. The landlord did no repairs or upgrades while my son was there.

The land lords letter indicated that we have 30 days to respond top his request for money.

Offer him $800 to settle or your son will be prepared to see him (and the other three) in court. (And, yes, if he accepts, make sure that these other three contribute their respective fair shares to the settlement amount.)
