Hello, we had a couple renting a room from us for $400 a month + half of all utilites. Since, we had given them their 30 day notice. They moved out & there are damages on the carpet, urine stains from there dogs, burn marks, spilled drink stains etc. We got an estimate to replace the carpet, & they are still refusing to pay. We have the lease, they do not have a copy & never asked for a copy. I also have text from the harrasing me. If we took them to court, could we get the rent for this month, the carpet repair money, harrasment charges brought up, + make them pay all court cost?

As for the rent for the month of November, you haven't clarified when these
tenants actually moved versus when they were suppose to move so no determination can be made as to what you might sue for on this issue.
However, if there is damage to the carpet which they are responsible for
under the lease, then you should be able to hold them liable for that.
As for what you characterize as harassment, I do not see that as
compensable under these circumstances but you could hold them for
the court costs.
And, of course, you must also consider that if you in fact did win a judgment
against them in small claims court, would you ever be able to collect on it?
