Legal Question in Landlord & Tenant Law in Virginia
Grounds for eviction?
My wife and I rent a 1 bedroom condominium in Loudoun County. The tenants in question have told us that they want to be present at any inspection of premises or any repairs. They have paid rent on time, but recently sent us an reimbursement request for improvements made without our permission. They also have had law enforcement called to the apartment for a domestic dispute that I believe resulted to one of them kicking in our bathroom door. Recently they requested repair work on an entryway into the condo, but when I gave them 24 hours notice they insisted that we were not allowed to enter the premises without 10 days notice. I know in our contract it says ''reasonable time'' and I took 24 hours to be acceptable. I relented and gave them till the next Wednesday at 4:30 pm. I arrived at the unit a little early with the contractor to review needed repairs and met the lessee on our way out. I don't think that lessee has to be present at time of inspection, but now lessee is claiming I am infringing upon his privacy. My wife and I are fed up with their bad attitude and would like some guidance if there might feasbily be some other grounds for eviction besides non-payment of rent.

Re: Grounds for eviction?
Sounds like "bad chemistry", between landlord and tenant, but in the scenario which you've recounted,
I really do not see a material violation that would likely be sufficient grounds for you to prematurely terminate the lease and move for eviction (unless the tenants are causing provable damage to the unit such as your allegation regarding the bathroom door).
