Legal Question in Landlord & Tenant Law in Virginia
Hey, Me and my roommate aren't getting along. She has violated several rules on the lease such has having a dog that's over 25lbs, a guest that has stayed here consecutively for more than a week, he doesn't pay rent or the utility bills and also they have gotten in huge fights and he ended up breaking the door in her room. I am a full time student and I also work so i don't want to come home to this. We have agreed to break the lease but she won't sign the paper until she finds someone to take my place. I don't want to have to stay in this place any longer. Is there anything i can do?

Probably, not until the landlord agrees to release you from this lease
without penalty rather than your roommate.
