Legal Question in Landlord & Tenant Law in Virginia

I am a landlord of a rural single-family house in Virginia. I am on disability and cannot afford an attorney. My tenant, who signed a one-year lease in June, informed me in August that he must terminate the lease early due to personal reasons (must move in with his mother to help take care of his grandfather). There is no early termination clause in the lease. He will leave whether I agree or not; he has paid for August and paid the final month's rent in advance as per the rental agreement. He states that he will leave the property as soon as possible and in at least as good a condition as it was when he moved in---possibly in two weeks time, but definitely by the end of August. What are his obligations in this case? What are my obligations? Am I required to return his security deposit? Under what conditions?

Your tenant is obligated to pay the balance owed under this lease up

until its natural expiration date in May or June of 2013 unless you as the

landlord agree to release him sooner from this obligation.
