Landlord Tenant Act of Virginia
I have been asked to sign a lease for a 4 bedroom single family home that includes a statement that the owner is exempt from the ''Landlord Tenant Act of Virginia.'' Is this legal?

The owner may indeed be exempt and it may be part of a notice to you as the tenant. But the law and courts will determine whether the owner is exempt, in fact and by law, which specifies exemption according to the number of properties, not number of bedrooms.
