It refers to a provision in the Virginia Residential Landlord Tenant Act(VRLTA)whereby if the tenant fails to pay the rent when due, the landlord may serve him with a so-called Five Day Pay or Quit Notice, which means just that: the tenant has five days to pay up and bring his rental payments current or he must vacate the rented premises.
