Legal Question in Landlord & Tenant Law in Virginia

If a landlord wins in an eviction case, how long does the ruling stand true? ex. After court hearing, tenant comes to landlord and proposes making a payment plan. Can the landlord have the tenant sign an agreement that states they can remain in the unit as long as they make payment on time as agreed upon. At first instance of non-payment they have to vacate the unit within 24hrs.

If the landlord chooses not to pursue his right to evict the tenant and to decide instead to go with the agreement described, that's his perogative.
