Landlord/Tenant dispute

Two friends of mine and I were about to sign a lease this friday. Due to mitigating circumstances with one of my friends, we aren't going to be able to sign the lease or rent the property. As of yet, we haven't signed anything and we haven't put any kind of a deposit on the place. The landlady says she's going to pursue legal action to recoup money to advertise the property and pay another months mortgage. My question: Does she have a legal leg to stand on? Can she actually sue us for this? Any assistance on this matter would be greatly appreciated.

Ignore the landlady; she has no viable basis to sue and appreciate how lucky you really are for not having signed her lease.
