Legal Question in Landlord & Tenant Law in Virginia

Landlord/Tenant

I have a tenant that is behind on there rent. She has only been in the house for 3 months. I want to gain possession of the property. There was no initial rental inspection done on the property before move in. Will that hinder me in the eviction process? Also what are the proper steps to take to do so?(Pay or Quit letter, etc.)

Re: Landlord/Tenant

No, probably not.

Serve the five day pay or quit notice upon the delinquent tenant; then(if tenant remains delinquent), file warrant for unlawful detainer and writ of possession in the local general district court. (Also request judgment for all back monies owed arising from the tenancy, if appropriate.)
