I have a tenant that is behind on rent. They have already been served a pay or quit letter, with no response. I've filed an unlawful detainer, but the tenant is trying to have the house condemned. She has stuffed things down the toilet causing sewage to back up in the bath tub. She has removed the smoke detectors, nailed windows shut, and reported these things to the city inspector, all in an attempt to have the house condemned. Is there anything I can do before the court date?

Yes, you could file an action for an injunction(cease and desist order from court) against this destructive behaviour by your tenant, and you could

also amend your pending unlawful detainer action to include a request for a judgment for whatever damages this rogue tenant may have inflicted upon your property.

Sounds like the movie Pacific Heights. You should consult the local Commonwealth's Attorney and an attorney to try to stop this lady. You may need to sue her to stop it and to recover your money damages.
