Legal Question in Landlord & Tenant Law in Virginia

laws on tenant evicting subtenants?

I am the sole tenant of a single-family home. I have been living there for three months with 3 other people, but we never signed an agreement that stated that I was subletting the house and that they are subtenants. My landlord knows we all are living there, of course, that was agreed upon when I moved in and the landlord gave me permission to sublet. My question is this: can I evict a troublesome person without legal repercussion? Also, am I breaking any laws for not signing a subletting agreement when we all moved in?

I am considering the eviction option because lately I've felt a little threatened by one of these people.

Re: laws on tenant evicting subtenants?

Your agreement with the other three sublettors is an oral lease agreement, which in substance is

most likely governed by the terms of the Virginia Residential Landlord Tenant Act (VRLTA)

found in Title 55 of the Virginia Code.

Your rights and responsibilties as a sublessor

as well as those of the other three sublessees are spelled out in these statutory provisions.
