Lease agreement

We moved out early but agreed to honor the lease and pay the utilities, as long as the landlord ACTIVELY looked for another tenant. We found that he has only listed the property with one realtor not the the MLRS and is doing extensive renovations on our dime. How can we legally get out of paying for the rent and utilities?

As long as the realtor has the property listed with one realtor and(presumably) a for rent sign is somewhere displayed, and, he is not turning away any would-be renters, he is probably mitigating his damages occasioned by your premature exit sufficiently, which will not allow you off the hook for the balance owed under the lease until your vacated unit is actually releted.
