Getting out of a lease legally

My husband and I just moved into an apartment 2 months ago, we signed a one year lease. However,my granmother just gave me a home, when we asked our landlord about getting out of the lease he told us that if we broke the lease we could be held liable for the rent until someone else moves in, and I was just wondering if there is anyway to get out of the lease legally without being held liable for the rent until someone else moves in?

No, there is not for someone in the circumstances

which you've described, except an agreement with the landlord for early termination of the lease.
