Getting out of a lease

I signed a ten month lease and paid my landlord the entire amount up front. There was a mistake in the lease and it stated 9 months instead of ten. I have it in writing that she owes me $1500 she hasnt paid it. She showed up at my house with two police officers just to inspect the place and threw out a friend of mine who was staying for one night. My lease states no one can stay for more than 10 days. Also she never signed the lease does that make it null & void. She is also a realtor can I report her to the real estate commision?

The fact that the landlord never signed the lease

does not make it "null & void" as the parties(meaning you and the landlord) to the lease agreement have obviously carried it into effect. If there was a mistake in the written lease as to the length of its terms, the intentions of the parties should control which means your lease should run for ten months rather than only nine.
