What is a Leasehold Improvement

Is restaurant equipment, such as refrigerators, deli cases, etc. considered ''improvements'' for purposes of lease clause allowing Landlord to keep ''improvements.'' Any citations to definition of ''improvements'' in this context would be appreciated.
