Am i legally permitted to use my security deposit for my lasts month rent? We had to break our lease due to my husband having a heart attack and losing his job. Can the landlord sue us for the remaining balance of $14,000 of the lease?

The landlord id permitted to apply your security towards whatever balance remains owed under your lease. And, yes, the landlord can sue you for this unpaid balance.
