Maintainence
Our landlord is to do all major pool maintenance/service items. Are they in breech of our lease contract if they refuse to have the openned for our use? Can I also forgo (1) months rent to have the pool maintained for the season if we disagree?

This question has already been previously addressed (several times, I believe), but the short answer to your last inquiry is very likely no, unless you want to find yourself subject to actions for eviction and collection of back rent initiated by a quite disgruntled landlord.
