Monies owed for repairs of building

I did over $4,000 of repairs on a building which the owner in return sold it out from under me saying he would pay the second half the money when he closes which is tomorrow. I have a cancelled check for the first half and I have heard by word of mouth the he does not intend to pay the remaining amount for the repairs. what steps do I do to collect my money?

You could record and perfect a mechanics lien in the land records of the circuit court where the property is located for labor, services or materials expended for the improvement of the property. The lien would then have to be first satisfied out of the proceeds realized from the sale of the property before the sale could be finalized.

If the property is to be the subject of pending litigation a device known as a lis pendens could, also, be recorded giving notice to any and all prospective purchasers that the title to the property is subject to pending litigation.
