Pay or Quit Served
A tenant is served a 5 day pay or quit notice. Went to the rental home on the 6th day and no one answered the door. The front door was unlocked. Opened the door and saw tenant items still in the home. Can I have the items disposed of? Is there another process that I have to go through before obtaining possession of the rental property?

If you have no formal knowledge as to
whether this tenant has actually abandoned his tenancy, you cannot remove his property and retake possession of the rental premises without going through the unlawful detainer/writ of possession process that's required under these circumstances in your local general district court.
