Legal Question in Landlord & Tenant Law in Virginia

What is the proper procedures to evict someone from a house when there was no lease or written documentation of the agreement and the only way to reach them is by mail? We had an agreement with some friends to live in our house that was left to us when my aunt passed away. The agreement was they would lie there for 6 months rent free and to make minor repairs to the house while living there and at the end of 6 months they would have the option to buy the house if they wanted to do that or we could rent it to them for $400 a month. Since then it's now been over a year and I live 8 hours away from the house and own it with another family member who lives 16 hours away and we have tried to reach them by phone and numbers have been disconnected and tried to communicate through Facebook and they will not respond and going to the house is not really practical because of the distance. So I named help on how to get them to leave the house.
