Is it lawful to sue a tenant for rent in court and then apply the tenants rent payment to a utiliy bill in lieu of the rent in which he were sued for?

If the rent was owed and the landlord won a judgment against the tenant for the amount of the unpaid rent, the landlord is free to use the

payment resulting from the judgment in any manner he or she sees fit, including, using it to pay outstanding utility bills.
