Legal Question in Landlord & Tenant Law in Virginia
Rental Agreement
I currently live in Loudoun County, VA and after moving out of my apartment complex I challenged the post-move damage assessment. The apartment complex does not have photo evidence of the damages but does have a contracter report for replacing the carpet. Is this enough evidence to require me to pay them or do they need to provide more? Is this enough to prove that I am responsible for the damages?

Re: Rental Agreement
No, more information will likely be required by any court hearing the matter, including a full description of the condition of the carpet at the time it was replaced and whether that condition reflected merely average "wear and tear" on the carpet or something more damaging----which could credibly be attributed to your occupancy of the unit.
