rental lease agreements

what is the right wording to use, in a rental lease, that if there is any trouble involing authorities, that it would negate the lease.

Trouble involving authorities? What kind of trouble(s) do you have in mind that would allow you(as presumed landlord)to charge a prospective tenant with a material breach of the lease and thereby have him or her evicted?

Better see an attorney about getting the language of your rental lease more specific as to exactly what you have in mind so that all parties will understand what is expected under your particular lease and will not be able to claim at some future time that it was not clear from the way the lease was written.
