Legal Question in Landlord & Tenant Law in Virginia

renter and mate

i have a two part question please.. 1. i lived with my girlfriend, she went to jail, i'm still in the home she had prior to my moving in. there is no lease agreement at all. i've been here alone going on six months and the landlord doesn't seem to have a problem. as long as i keep the rent current, am i safe?

2. No water for a week, landlord has been called 2 times. was suppose to fix it today, he hasn't shown. What can I do?

If there is no written lease, you may not have any rights to be there. You seem to be the "guest",of the real tenant( girlfriend) under an oral lease with the landlord. You don't have much to go with. Would landlord enter into a lease with you?
