Legal Question in Landlord & Tenant Law in Virginia

I am renting a beach house and have family anf friends joining me on the trip. I paid the deposit in Jan. and the remainder in Aug. All people going on trip have agreed to pay the amount (per person) that I have billed them...all amounts varied due to how many days each person was staying. One couple paid me their deposit, but prior to them paying the remainder of their cost, they decided to pull out altogether...with less than 30 days for us to find another couple to join us. We have been unable to find anyone else to fill this couple's spot and the trip starts on the 10th (3 days from now). The couple is demanding their deposit back, but I don't think I should have to pay it...since their backing out leaves the rest of us to absorb the cost. Am I right? Should I keep their deposit or return it?
