renting a house that is for sale
if i were to rent a house and get a 2 year rental aggreement, and the house sold, would the new buyer have to honor the 2 year contract.
if not where would that leave me the tenant?

Yes, the new owner would take title to the property subject to the terms of your lease agreement with the seller/landlord.
