Is the roommate/landlord stuck to pay the rent?

I own a condo & I let a friend, rent the spare room. We had a contract though it was never signed, but discused it via e-mail. I told her if she ever wanted to move out, just to give me a months notice in writing. The chain of events are as follows:

6/15 - (Rent is due.) She wrote me a check for rent.

6/17- she e-mails me & tells me that she is moving out on the 7/15.

6/19 - she asks me not to cash her check explaining something was wrong w/her account @ the bank & they were in the process of giving her a new account, once they do, she would write me a new rent check. Trusting her, I didn't cash the check.

7/1- she moves out leaving things behind & promised to come back and pick the rest of her stuff up. I told her to take her time, she had the room through 7/15 since that is how much rent she had paid for.

7/17- (over a full month later) I received a check in the mail from her for half of the rent (she called her bank and canceled the other rent check). She prorated her rent & said she didn't owe me anything else for rent since she wasn't physically living there.

7/22- her stuff is still.

Does she owe me for the other 15 days? And,what do I do with her stuff?

She owes you the other half of the monthly rent and you could inform her that her personalty will be released to her upon payment of what is due.
