6 years ago, I purchased a single-wide mobile home and moved it onto a piece of property owned by my step-father. In the last 6 years I have spent about 9k dollars on improvements including a well. I have paid no rent or taxes and was given permission to live there as long as I wish. My mother and step-father recently divorced and he sent me a certified letter from his attorney asking that I leave the property in 90 days. (a minimum requirement in the divorce settlement). Do I have any rights regarding the improvements, time to vacate, etc? Thanks..

Unless your stepfather granted you a life estate(unlikely) in the property, I would say that you have to vacate the premises within 90 days, irrespective of the improvements which you have made.
