Legal Question in Landlord & Tenant Law in Virginia

I store inventory at a third party logistics warehouse. Their forklifts have emitted so much toxic material that my inventory is covered with thick layers of soot. The soot is inside the cartons and has damaged the products I sell( soaps, shampoos etc personal care for the consumer use) I asked to bring in a cleaning company to estimate the clean up/and/or damage. The inventory is worth over $300,000. We are behind on the rent by3 months but can pay it in the near future from the sale of some our inventory right away. The warehouse company is refusing to allow access for the estimate and threatening to put a lien on our inventory. They are refusing to allow the release for the recent order that would be the source of funds to pay them. What is my legal recourse to have the access for the estimate?

No way to credibly opine on this matter without reviewing your inventory storage agreement with this warehouse company and any related documents and/or other facts that may possibly apply to this situation (in my opinion).
