Suing for Tenant Property Damage

I rented the basement in a townhouse from my landlord. A leaky pipe in the bathroom leaked into the basement causing damage to carpeting and an armoire. His insurance is claiming that my property was not covered under his policy. What is my recourse?

Your landlord's insurance carrier, unfortunately, is correct: your personal property in the apartment is not covered under the landlord's insurance policy. Many renters like yourself fail to understand that they must carry their own insurance on their personal property located in their rented apartment and that these items are not covered by the landlord's policy.
