Legal Question in Landlord & Tenant Law in Virginia
I have a tenant that has paid me late rent for 3 of the 4 months that she's rented in the house. The lease says that if she is late 3 times, she is in default of the lease. Is this enforeable because I want to get her out. She is a unreliable tenant.
We have a two year lease. Under what circumstances can I get her out?

So, send her notice to vacate by a date certain or you will begin eviction proceedings in the local general district court.
