i have a tenant that signed a lease 3/1/12 for ten years for the first floor...they are responsible for their own build out..there is a door on the first floor that has access to the second floor which i gave permission for them to remove because the second floor tenant has their own main door..their contractor sent the bill to me because when he removed the door he had to put drywall and paint on the second floor tenants side and the tenant on the first floor feels they should not pay for that because it was not on their side....i told them it is their build out and they are the ones that wanted the door removed not the second floor tenant..also they had march and april free rent, paid may rent but have not paid the rent for june they asked for a 60 to 90 day reprieve in rent....the contractor says they are maxed out on their finances without even doing their buildout..they don't return my calls or emails-- can i terminate the lease.. as a landlord if i am having this much trouble before they are open this is a concern..thanks

If these tenants have not paid the rent for June and/or committed other
material violations of the lease, that should be a sufficient basis
for you as landlord to terminate the lease according to the terms prescribed
therein for such action.
