Verbal agreement with landlord

Hi. I've rented a house for two years under a verbal ''extension''- as in, I didn't sign anything after the first lease for the last two years. I want go get out of the ''verbal agreement'' a few months early. I don't want to be mean but I'd love to not get stuck losing my security deposit.

So I guess the question is- does a verbal agreement really mean anything? It was just one the phone, nothing was signed..It doesn't seem very enforceable...

Yes, verbal agreements do mean something, legally speaking, and are as valid as written agreements---if you can prove them by a preponderance of the evidence when required to do so.
