agent client agreement

my son and daugher inlaw. signed a contract to work with a real estate agent in the state of virginia. the contract was not filled out. it was not signed by the agent and the clients signed in the broker signiture area instead of the client area. so the contract was signed only by the kids of 19 and 20 years old. was not signed by broker and wasnt filled out at all. i have since found a for sale by owner in the newspaper made them an appointment to see it and done all negotiations with them on the home. the agent now states she will get her commission on the sale of this house. Is this document a legal document?

Of course, it's a "legal" document; however, the real question is whether it's enforceable at law, and my sense is that there's probably enough there to make out a case for a a valid and therefore enforceable contract if the real estate agent is willing to go the distance and undertake the measures necesssary to prove her claim(s).
