Legal Question in Real Estate Law in Virginia

I asked the below question a few days ago & received an appropriate answer, but I realized that my question wasn't very clear. I didn't mean I personally would change the MLS, but rather the homeowner's realtor--as long as the homeowner has given me permission to have the realtor re-list the property under my name or my company's name. This is a typical step when my company is working with the homeowner & realtor to negotiate the homeowner's short sale. Just want to make sure that step is legal in VA.

Original question: As an investor, can a homeowner give me permission to re-list their home in the MLS? essentially giving me equitable interest / first right of refusal.

Answer: Unless you're a broker or agent with a legitimately recognized access to the MLS, I would think not.

If you are not the owner or realtor, I think it would be fraudulent to do what you propose. If you are neither the real estate agent or a lawyer, you should not be negotiating short sales for others.
