My Aunt wants to transfer her property to her great neice. What actions does she have to take? She lives in NJ and the niece lives in VA. and the land is located in Chesapeake, VA.

Your aunt should retain an attorney in the Chesapeake area to prepare the
conveyance instrument for the property and to prepare a new deed for filing
in the land records section of the Chesapeake Circuit Court to reflect the niece
as the new owner of record.
