Backing out of a lease within two days of signing

I signed a lease for a house in VA. Two days later I changed my mind about moving in. The landlord is claiming a right to the security deposit ($1400, one month's rent). I heard a rumor that with a contract I had 72 hours to change my mind. Is that true?

The 72 hours or three day grace period applies to goods and or services contracted for in the home of the purchaser as a result of a solicitation from the seller.(Virginia Home Sales Solicitation Act.) This right of recission within three days, however, does not apply to agreements for the lease of houses, apartments, or other real property.

However, a claim by the landlord for the entire month's rent under the circumstances which you've described seems excessive, but the provisions of the lease and their reasonable interpretations thereof, should govern the amount of the security deposit which the landlord is obligated to return to you.
