Legal Question in Real Estate Law in Virginia

Is a boat dock part of an easement? Or is it the private property of the land owner?

The recorded plat says the easement provides 'access to the waterfront for community residents benefit.' I live in a residential subdivision. Can I dock my boat to this dock without permission of the land owner?

Easements normally burden private property but since from this paltry

information it would be difficult to determine which easement and which private

property it might be burdening according to the recorded plat, you would

seem well advised to consult with a local attorney who handles real property law matters and who should be able to further advise you on the issue.
